Quick question... how much would you pay monthly or weekly for a 12x9 massage room with a receptionist, laundry, table, and other equipment included in the price. I'm renting out a few rooms but I have seen mixed prices so I would like to ask the LMTs now. This is in a small commercial shopping center across from a major freeway. I would also love to hear any stories of places that you use to work in, what was good about them or bad. Thanks everyone

Thanks, those prices actually seem reasonable, that's about how much I was expecting. The total square footage is 1296. I have a break room in the back and some space in the front where the reception area is at. I actually also have two 10x13 rooms and a 13x9 room. The location is surrounded by subdivisions with 100k household income. The area isn't bad I'm just trying to figure out what is a good price for rent. They don't have to do laundry, I cover equipment such as oils, they get a locker, and they have access to a computer. What do you think is a good price for the 10x12 and 9x13 rooms? Yea that's what my mindset was at first, but I saw people charging up to 600 for the same size rooms. So out of curiosity I posted them for 400 and I was surprised when I got replies. So then I started thinking maybe I'm offering too low. I even called for quotes of the same rooms and they seemed too expensive, I even had a guy tell me he wanted 800 and the room was 9x12 with a counter that took up most of the space. I also saw some people that charge weekly.
Oh no I did that a few months ago, but what part of Houston is your business. 1300 is really low for a space over by the woodlands. I'm paying about 2000. I imagine
it is still helpful to know how prices are different around Houston. I probably just won't lease the rooms out if I can't find enough people. I also don't know how the pay system would be for the LMT renting the rooms. How would their clients pay them in a practice with contractors as well?
I was worried about the renters needed a place to do paperwork with clients so apart from the reception we have a an office room for them too. I was only planing on leasing two rooms. We have 5 massage rooms, a reception area, an office space, bathroom and storage space, and a waiting area. i think that with the smalls room I might just be better off with CI's.
No the office area is near the reception desk. It an enclosed reception area with enough space for a personal desk or I was thinking of using one of the rooms if we are just gonna have IC's. The good thing is I got a lot of wiggle room to work with. I just do t wanna have those small rooms in massage parlors that are 8x10 or so. I want the IC's to enjoy working here

We taped the area so we have the layout but I'm trying to see if we can maybe make the rooms a little bit bigger we actually took the design or the layout from a local massage envy. I thought they might be big enough if massage envy has them but I can see now that they're too small if you don't mind me asking I think you said that your total square footage was 800 how many rooms do you have?
Oh I had to switch to desktop view. I also did that with the layout regarding the internal door and there is a back door as well near the office. What about traffic? How much traffic do you get and doesn't it get a bit crowded?
Also I think I can make the rooms bigger but two of them would be 9x14, do you think that's too small for IC's.
I think we can make three of the room 9 1/12 x 13 but two of the rooms the biggest I can go without taking much of the hallway is about 11 x 13 1/2. This is if I keep the current design attached. I actually was planning on moving the left rooms back and creating enough space for a nicer reception area. Two problems I have is that the main door is dead center and two of the rooms (the bathroom and the room next to it) are already built in. The current hallway fits two people side by side comfortably.

I like the sink in the room that could be useful. I also like the reception area that's where we were planning on moving it to anyway. We also are using laundry services so the washer and dryer area will be open. Thank you so much for your help.
